Terms of service

These terms say what you can expect when using buyin.ge and rentin.ge — and what you will not get from us. They are short, because the service is simple.

1. Who runs the service

buyin.ge and rentin.ge are run by Silvanos Sp. z o.o., ul. Kazimierza Wielkiego 7/5, 65-047 Zielona Góra, Poland, KRS 0000894596, NIP 9731077051, REGON 388648447 (we). Contact in matters concerning the service: info@silvanos.ai; the phone number and the form are on the Contact page.

2. What the service is

  • buyin.ge shows flats for sale in Georgia, rentin.ge — flats for rent. Both sites are run by the same real-estate brokerage agency, in English.
  • On your enquiry: we confirm the availability of the flat, view it for you (also on video), check the documents in the Public Registry, explain the contract in English, help with the power of attorney and the registration of ownership, and for rentals — with the contract, the deposit and the key handover. The scope is described on the “Services” and “How to rent” pages.
  • We conclude the brokerage contract with you in writing before we act in your matter. Browsing the site and sending an enquiry is not the conclusion of a contract and does not oblige you to anything.

3. What the service is not

  • We are not a party to the sale or tenancy contract. You conclude the contract with the seller, the developer or the owner.
  • We do not accept payments for the flat — neither the price, nor an advance, nor a reservation fee, nor a deposit. The money for the flat goes only to the seller's or the owner's account.
  • We do not guarantee that a listing is available at the moment you write. We confirm availability in the reply to your enquiry — on working days the same day.
  • We do not give legal or tax advice. We describe the procedure and point out what to check; where a matter requires the opinion of a lawyer or a tax adviser, we say so plainly.

4. Listings — our rule

  • Every listing on the site was published no more than 30 days ago. We do not show older listings; a listing that is no longer current is taken down. The address of a removed listing leads to a note that it has expired and to current listings from the same district — never to an outdated price.
  • A listing enters the site only with the basic data complete: city, floor area, price. The price is in USD; for a price in another currency — a conversion at the exchange rate of the National Bank of Georgia with the date given.
  • The “Verified” mark with a date stands only next to a flat we have viewed in person and compared with the listing. A listing without this mark we will view on video at your request, before you decide.
  • Descriptions, parameters and photos in the listings come from sellers, developers and owners. We give the exact address of the flat in the reply to your enquiry. [DO ROZSTRZYGNIĘCIA: zdanie o prawach do zdjęć — po decyzji o źródle zdjęć (PD-1294 = b: wyłącznie z naszego magazynu).]

5. Who pays for the service

  • The buyer pays us no commission for listings from developers and agencies — our fee is paid by the selling party, after the sale contract is concluded. We add nothing to the listed price. For a listing from a private owner, we agree the terms of cooperation with you individually, before the viewing; we accept no advances.
  • The tenant pays us no commission for listings from agencies and owners who work with us — the fee is paid by the landlord, after the tenancy contract is signed. For a listing from a private owner, we agree the terms of cooperation with you individually, before the viewing; we accept no advances.
  • An owner listing a flat on rentin.ge pays the fee only after the contract with the tenant is signed, in the amount set in the contract with us. The listing and the viewings cost nothing.
  • We accept no advances towards the fee.

6. Using the site

  • The site and its content serve to find a flat and to contact us. Copying listings and photos to other services, automated downloading of content and impersonating other people in the form are prohibited.
  • The form is protected against bots; enquiries sent by bots are not handled.
  • We process personal data in accordance with the Privacy policy.

7. Complaints and contact

Remarks about a listing (outdated price, wrong parameter, photo not matching the condition) and objections to our work should be sent to the address in point 1. We reply on working days the same day; if the matter requires a check on site — we give a date in the reply. A listing subject to a justified objection is suspended until clarified.

8. Law and disputes

These terms and the contracts concluded with us are governed by Polish law. For consumers, consumer-protection provisions apply regardless of this choice. Disputes we cannot settle amicably are resolved by the ordinary court competent under Polish law. For listings from developers, agencies and owners who work with us, the services are free of charge for the buyer and the tenant, and the brokerage contract is concluded outside the site, in writing — which is why these terms provide for no payments and no withdrawal from a contract concluded through the site.

9. Changes to the terms

We change the terms when the service changes; the new version applies from the day of publication at /regulamin. In force from: [DO UZUPEŁNIENIA: data publikacji].
